Not ready to qualify today? Let's get you there.
Most of my clients do not start out ready. Credit that needs work, too much debt, new income, or savings that are not there yet are all common. I help you see exactly what is holding you back and build a step-by-step plan to get ready to buy.
Find your starting point
Pick the one that sounds most like you. You will see what lenders look at, what to work on first, and the mistake to avoid.
Lenders look at your credit score and your payment history, especially the most recent 12 to 24 months. Each loan program has its own credit guidelines, so a score that does not fit one program may fit another.
Opening new cards or closing old accounts without talking to me first.
I walk through what lenders will see and build a timeline with you. I am not a credit repair company, and I will tell you if a credit professional or housing counselor would help more.
- 1Pull your free credit reports at AnnualCreditReport.com and check every account for errors.
- 2Dispute anything that is wrong directly with the credit bureau that reports it.
- 3Pay every bill on time from here forward. Recent history carries the most weight.
- 4Bring card balances down, starting with the cards closest to their limits.
- 5Check in with me every 30 to 60 days so we know when it makes sense to apply.
General education only, not credit repair, legal, or financial advice. Every situation is different, and approval depends on full underwriting.

Getting ready questions
Will talking with you affect my credit?
No. A conversation about your situation does not affect your credit. When it is time for a pre-approval, I will tell you before anything that involves a credit check.
Do you offer credit repair?
No. I am a real estate agent and loan originator, not a credit repair company. I explain what lenders look at and help you build a plan. If a credit professional or housing counselor would help more, I will tell you.
How long does it take to get ready?
It depends on where you are starting. Some buyers are ready in a few weeks, and others take several months. We set check-in points so you always know where you stand.
What is a HUD-approved housing counselor?
HUD-approved housing counseling agencies offer homebuyer education and credit counseling, often free or at low cost. Some down payment assistance programs require a class from one, and I can point you to options.
This page is general education, not credit repair, legal, or financial advice. Results depend on your situation. All loans are subject to credit approval, underwriting, and program guidelines. Not all applicants will qualify.
