A brand new home, with someone on your side.
The builder's sales team works for the builder. I work for you, from choosing a community and a lot to the final walkthrough and beyond.
Before your first model home visit: many builders require your agent to be with you, or registered, on that first visit. Reach out before you walk in so you keep your options open.
Let me knowNot all builders are the same. Their sales team works for them.
Many builders offer great incentives, and new construction can be a smart move. But the sales reps in the model home work directly for the builder, and their job is to protect the builder's interests. My job is to protect yours. As your agent, I owe you a fiduciary duty.
Walking into a builder's sales office without your own agent is a lot like going to court without a lawyer. Builders are large, sophisticated companies, and they write their own purchase contracts. Going in alone is not something I recommend.
What to watch for
- Purchase contracts written by the builder, for the builder
- Large earnest money deposits that may be non-refundable
- Incentives tied to the builder's preferred lender or title company
- Lot premiums, upgrade pricing, and timelines that are hard to change once you sign
Many builders offer to pay the buyer's agent. It is not guaranteed and terms vary by builder, but walking in alone can mean giving up representation the builder was willing to pay for. We confirm the details with each builder before your first visit.
Where having your own agent pays off
Comparing builders
Floor plans, standard features, lot sizes, and HOA rules vary a lot between builders and communities. I help you compare them side by side.
Lots and upgrades
Lot premiums and design center upgrades add up fast. We focus on the choices that matter to you and are hard to change later.
Incentives and financing
Builder incentives often come with conditions, like using a preferred lender. I help you compare the full picture so you can choose what works best for you.
Inspections and walkthroughs
New does not mean perfect. Independent inspections during and after the build can catch issues while the builder can still fix them.
"I couldn't have navigated this journey without Stephen's incredible guidance and support. He went above and beyond to make sure I felt informed, empowered, and fully supported through every decision."
New construction questions
Do I have to use the builder's lender?
No. Some incentives are tied to the builder's preferred lender, so it is worth comparing the full cost of each option before you decide. You can always choose your own lender.
How long does a new build take?
It depends on the builder and whether the home is already under construction. Move-in ready and quick move-in homes can close much sooner than a home built from the ground up.
Should I get an inspection on a brand new home?
Yes, it is a good idea. An independent inspector works for you and can catch items the builder should fix before closing or under warranty.
